10 Ideas To Use Hospitality To Make Your AirBnb More Attractive to Guests

  AirBnB is one of the STR (short term rentals) sites on the Web to allow you to offer your dwelling whether it is a house, condo, or mansion to the public for a short amount of time.

  Here are 10 ideas to make your STR more attractive and often:

  1. Wifi inside the dwelling and accessible without extra cost
  2. Washer & Dryer stack - These are put into a water closet or in the case of a house a same level room can have these even if it's in the kids room. Easy access to laundry is a big plus
  3. Get your stuff out of site - Take the largest closet and use that for anything that belongs to you as an owner. Put a lock on the door. 
  4. Perform quality checks every single time your cleaning service has come through. 
    • Look at every crevice of the tub and toilet especially the space behind it. Lift the seat and look under.
    • Have at least 4 rolls of TP
    • Make sure the refrigerator has no smell and all drawers are clean. It should be able to be off and have no residual scents.
    • Put your nose to the fabric of the couch, chair, tv remotes, and beds. 
    • Pull out waste baskets and move furniture to see if crew vacuumed and swept
    • Make sure nothing was left behind under the bed, in closets, side tables and kitchen drawers. The nun and her sister don't need to see the giant dildo from the girls weekend that just left. (really happened)
  5.  Have an entry system app that allows the guest to access the doors anytime within a window they give you. Cuts down on calls.
  6. Have a custodian, you or hire, available to be on call. This is not the person to do your QA checks unless you can guarantee there is no connection between him or her and your cleaning people.
  7. Ask your 5 best friends or couples you know and ask them to tell you where they love to dance, drink, listen, eat, be entertained, hang out and add yours. Then contact those places and see if they will allow you a code to give the guest special rates or discounts. There may be a company they already work with who have a flyer to give you. Have these in a folder.
